The applicant is proposing two buildings, one two-story building with 3,409 square feet. for two industrial tenants and two two-bedroom (1,030 square feet. and 814 square feet.) residential units on the second floor and one one-story 692 square feet. industrial building. The project also includes 11 parking spaces and a fenced 1,228 square feet. outdoor storage area. The project is proposed to be served by public sewer and water.
The following land use permits are requested:
Zoning Clearance for manufacturing uses and multi-family residential dwellings in a commercial/industrial project within the M (Manufacturing) zoning district, less than 7,500 square feet. of gross floor area, and less than 26,000 square feet. of site disturbance- Planned Development for deviations in the Development Code Standards, including height, parking, and fence standards within the Scenic Corridor and parking lot perimeter landscaping
- Project Amendment for the previously approved Pioneer Commerce Center Phase III Planned Development for changes to the Scenic Corridor Standards
- Minor Use Permit for fence, trash enclosure, and roof eave encroachments into existing easements
- Sign Plan for a ground-mounted sign.
