The Residences at Jibboom

The Planning Division has received an application for an amendment to the Residences at Jibboom. The amendment proposes the same number of residential units (62). However, other changes include increasing the street level commercial space from 3,339 square feet to 3,604 square feet, changes to the building elevations, rooflines, expanding the fourth floor of Building D, shifting the location of buildings which requires approval of a new tentative subdivision map, changes to approved signage, and expanding the overall project square footage from the approved 89,312 square feet to 95,398 square feet. The Planning Commission is scheduled to review the Residences at Jibboom at its regular meeting on September 17, 2024 at 5:00 PM. The meeting will be held in Council Chamber at Town Hall (10183 Truckee Airport Road).

The Planning Division has received an application for the residences at Jibboom Street. The application includes entitlement requests for an 89,312 square foot mixed-use development. The development is comprised of 62 multi-family residential units (10 affordable for-rent units and 52 market rate for-sale units) and 3,339 square feet of ground floor commercial space. The project is located at the northwest corner of Jibboom Street and High Steet in Downtown Truckee.

The proposed project includes four buildings containing 85,973 square feet of residential floor space (52,894 square feet of conditioned residential floor area, 22,210 square feet of unconditioned residential garage/storage/mechanical floor area, and 10,869 square feet of unconditioned covered balconies/walkways) and 3,339 square feet of ground floor commercial space. The proposed units and commercial spaces are in four buildings – Building A, Buildings B and C (which are linked by a walkway), and Building D. The project includes 69 parking spaces, with 58 spaces proposed onsite in covered garages below the residential units and behind the commercial spaces, and 11 on-street parallel parking spaces. The project also proposes a reciprocal access easement on the eastern portion of 10102 Jibboom Street (APN 019-102-010).
