Railyard Hotel

The Planning Commission will review the Truckee Railyard Hotel, located at 10108 Truckee Way (APN 019-421-001) at its January 20, 2026 meeting. The agenda and staff report can be found on the event calendar

Written public comment can be submitted through the Town's public comment portal ahead of the meeting. To ensure submitted public comment can be reviewed by the Planning Commission and the applicants before the meeting, please submit all public comment by 2:00 p.m. the day of the meeting. Comments received after 2:00 p.m. the day of the meeting will be added to the public record, but the Commission may not be able to review them before or during the meeting.

On October 30, 2025, the applicants submitted additional information for the Railyard Hotel in response to questions and comments to staff. 

Revised Project Plans

The project is currently under review by Planning staff and other agencies and departments. A Planning Commission hearing date has not been scheduled, but it is anticipated to be reviewed in early 2026.

On August 19, 2025, the applicants submitted a revised hotel application at 10108 Truckee Way (APN 019-421-001). The revised 79,709 s.f. project is proposed to include the following:

  •  60 hotel units;
  • 15 for-sale (individual ownership) multifamily residential units with the “Transient rental, multifamily dwellings” use;
  • 5,216 square feet of food and beverage space, consisting of a 3,488 square foot ground floor restaurant and kitchen, and a 1,728 square foot rooftop bar, warming kitchen and back of house/service space. 50% of the anticipated business for the food and beverage portion of the project is anticipated to be from the public and 50% from hotel guests;
  • 2,449 square foot ground floor dedicated meeting and event space. 25% of the anticipated business for the food and beverage portion of the project is anticipated to be from the public and 75% from hotel guests;
  • 2,292 square foot ground floor fitness center and wellness space. 25% of the anticipated business for the food and beverage portion of the project is anticipated to be from the public and 75% from hotel guests;
  • Rooftop pool, spa and terrace, with rooftop event space;
  • 17 on-site covered parking spaces (15 non-ADA and 2 ADA spaces); and
  • Outdoor event and plaza spaces on the southwest corner of the property and within the project site, adjacent to the rock.

 The applicant is requesting the following land use entitlements:

  1. Development Permit for 15,000 square feet or more of gross floor area and twenty or more residential units in the Railyard Master Plan Area.
  2. Tentative Map to condominiumize the residential units to allow separate sale of each unit; and
  3. Zoning Clearances for less than twenty residential units in the Railyard Master Plan Area, to establish the hotel, residential uses, and transient rental use. Future land use entitlements will be required for the restaurant uses when more details are available.

The Planning Division has received an application requesting to construct a 70,993-square foot mixed-use project at 10108 Truckee Way (APN 019-421-001), in the Railyard Master Plan Area. The following uses are proposed:

  • 60 hotel units
  • 30 multi-family residential units, with anticipated short-term rentals
  • 3,561 square feet of restaurant space, including a 2,407-square foot of ground floor restaurant and a 1,154-square foot rooftop bar
  • 1,007 square feet of ground floor retail
  • 524 square feet of meeting space and private dining room
  • 1,250-square foot fitness center and wellness room
  • 3,641-square foot pool and terrace
  • 14-space covered ground floor parking
  • Outdoor gathering space

 The applicant is requesting the following land use entitlements:

  1. Development Permit for 15,000 square feet or more of gross floor area and twenty or more residential units in the Railyard Master Plan Area.
  2.  Sign Plan for the hotel and restaurant spaces.
  3.  Zoning Clearances to establish the hotel and residential uses. Future land use entitlements will be required for the retail and restaurant uses when more details are available.
