Residential Guidelines & Review
The design, review, and construction of residential projects entail the incorporation of many codes and standards as referenced on our Design Guidelines and Criteria page. The Town begins the review of most projects based upon a collection of these code requirements as deemed applicable to the proposed project. A perusal of our plan correction lists for a proposed project may be helpful during the design aspect of the project and may be used in the determination of items to incorporate into the details and specifications on submittal documentation.

If you have already done work without obtaining permits, you will need to follow the After-the-Fact Submittal Requirements (PDF) in order to permit the work that was completed.
Town of Truckee Permitting Fees
Below we have provided fee estimates for plan check, and permit issuance costs for single-family residence permitting. These estimates are based off of five different square footage thresholds which can give you an idea as to the related fees and assist with the financial planning.
- 1,500 Living Square Feet - 350 Garage Square Feet - 190 Deck Square Feet (PDF)
- 2,000 Living Square Feet - 500 Garage Square Feet - 450 Deck Square Feet (PDF)
- 2,500 Living Square Feet - 800 Garage Square Feet - 600 Deck Square Feet (PDF)
- 3,000 Living Square Feet - 1,000 Garage Square Feet - 800 Deck Square Feet - 200 Storage Square Feet (PDF)
- 3,500 Living Square Feet - 1,200 Garage Square Feet - 1,200 Deck Square Feet (PDF)
District Mitigation Fees
In addition to the above Town of Truckee fees, District Mitigation Fees are due at the time of Permit Issuance. To facilitate the process for applicants we collect fees for the School, Park and Rec and Fire Districts. The only accepted form of payment is by check since the checks are accepted on behalf of and routed to each District.
These fees are based on the square footage of the residence and an example is as follows:
- Example: 1,500 Square Feet Living / 500 Square Feet Garage / 500 Square Feet Deck

Truckee Donner Rec & Park District
- Fee-based on Living Square Footage.
- 1,500 Living Square Feet × $2.29 (Current Rate) per Square Feet = $3,435
Tahoe Truckee Unified School District
- Fee-based on Living Square Footage.
- 1,500 Living Square Feet × $3.69 (Current Rate) per Square Feet = $5,535
Truckee Fire District
- Fee-based on Living, Garage, and Storage Square Footage.
- 1,500 Living Square Feet + 500 Garage Square Feet = 2,000 Square Feet × $1.33 (Current Rate) per Square Feet = $2,660
